In accordance with the requirements of clause 3.14 of the Charter of the AJOAH "Florencii 5", the management of the AJOAH prepared for the consideration of all co-owners at the general meeting the estimate of the planned expenses for the maintenance of our house for 2017. At the meeting we propose to consider the compulsory special purpose contributions in the amount of UAH 5.87. For 1 square. Meter total area of the apartment and 4.92 UAH. For 1 square meter for residents of the ground floor.
The items of expenditure, taken into account in the estimates for the maintenance of the home of Florencii 5 for 2017, were based on data on the actual costs of maintaining the house for 2015, which were provided to the management board of the AJOAH in the form of an information letter signed by the General Director of SE Ukrzhitloservis, And chief accountant Chagarnoy A.I.
According to an information letter from the State Enterprise "Ukrzhitloservis", the actual expenses for servicing our house in 2015 amounted to 689,139.35 UAH. Consequently, the real tariff for servicing our house in 2015 was: 689139,35 UAH: 12 months: 12171 sq.m. = 4,68grn.za m2, but the existing tariff for today is UAH 3.75 per sq.m. (Considering that the tariff for the first floor is 2.96 UAH / sq. M.), Which is economically unjustified. As an example of the economic unreasonableness of the tariff, on which the services of the state enterprise "Ukrzhitloservis" are provided, this is the cost of electricity, which is calculated at the rates of 2013 - 0.3648 UAH. In the proposed annual budget for the discussion, the Board of AJOAH took into account the real costs associated with maintenance of elevators, in-house technical networks, incl. Liquidation of accidents, removal of waste and garbage are calculated on the basis of actual commercial offers received from organizations providing these services.
The amount of expenses related to the average and average annual number of consumed electricity for elevators, staircases and pumps are calculated on the basis of data received from SE Ukrzhitloservis for the period from January to December, 2016. The tariff that was used to calculate electricity in 2017 will be 1.68 UAH. With VAT for 1 kW / h. The specified tariff is approved by the decree of the National Commission implementing state regulation in the energy and utilities sectors, dated February 26, 2015 No. 220 and registered with the Ministry of Justice on 02.03.2015 under No. 235/26680 and effective from 01.03.2017 of the year.
