Dear residents of the house!
The summer of 2019 has ended, we are reporting on the work that the board ensured during the warm period of this year for the benefit of all of us, especially for residents of the last floors. Have time!
We have repeatedly covered the state of the roof of our house in articles on this site:

and in February 2019, at the General Meeting of AJOAH, the board also emphasized the emergency condition of the roof and the need for appropriate work.
Separately, we draw the attention of all co-owners, it is important to understand the conditions under which work:
- AJOAH carries out work planning on the basis of leaving at least UAH 100 thousand on the AJOAH accounts, which may be urgently needed in the event of an emergency in our house;
- Our current house maintenance tariffs do not allow us to move faster at the execution of work, however we do not stomp on the spot, but move on, bringing critical areas of house operation to a satisfactory state;
- Some ediks and seryozhas at the general meeting tried to reduce the tariffs for house maintenance, however, the board and the powerful majority of co-owners gave a worthy rebuff to such destructive attempts and this allowed to move in a positive direction at least slowly, to preserve and strengthen the general assets of the house;
- Ediks and seryozhas will not calm down and continue their destructive behavior, against the backdrop of the struggle of the AJOAH against a powerful opponent from the DUS (there are 2 court proceedings), these "activists" filed a lawsuit against the AJOAH to annul the decision of the general meeting that was held in February this year. We assume that this was done and is being done by ediks and seryozhas specifically to distract the board from the main lawsuit against the DUS, in order to make mistakes and lose our auxiliary facilities that belong to all the co-owners of our house. Based on the results of the trial, we will definitely get to know the initiators of the “case” in more detail, previously they were given the opportunity to express their thoughts, but now we will find out the arguments and highlight them for our community on the AJOAH website.

Almost the entire perimeter there was no proper fit of the roofing material, which led to flooding from precipitation and further destruction of the roof.

The conclusion of the profile specialists on the results of the roof survey was disappointing, in the fall and spring of next year they would have had problems not only with the destruction of the roof layer, the increased destruction of the brick structures of the roof and the further lag of the tile, but also the flow of rainwater into the attic technological rooms and apartments of the upper floors.
How was the repair work carried out:
Executive Director of AJOAH "Florencii 5" Skydan O.F., Chairman of the Board of AJOAH Savicheva A.I., as well as the board supervised the implementation of work, the essence of which was to dismantle the roofing material around the entire perimeter of our building, strengthen brickwork, waterproofing and applying a two-layer "roofing material" coating with the last dressing under a protective visor.
All stormwater was also redone using technology to strengthen the base and applying a two-layer coating of roofing material.

What happened after the repair work:
The roof works were done in a high-quality and full-scale, garbage collected in bags and will be removed during the month of October 2019.
How to choose a contractor.
The Management Board and the Executive Director conducted marketing research on possible contractors (work materials are available from the chairman of the AJOAH). The Board chose "SODE COM" LLC as the winner, taking into account the experience of the work performed (last year this company made roofs on the visors of the 1st and 2nd entrances, over the entrances to other auxiliary rooms of the house, more details can be found here), as well as the proposed lowest price.
The cost of materials and work.
The Board decided to purchase high-quality supplies that are available on the Ukrainian market.
Cost of materials – UAH 30 181.74, cost of work – UAH 44 220.00, total cost – UAH 74 401.74.
Additionally, there will be costs for bags and garbage collection.
Support for the work indicated in the article was carried out directly by the Chairman of the AJOAH Board Savicheva Antonina Ivanovna and the Executive Director of the AJOAH Skidan Alexander Fedorovich. AJOAH Boards in full force also participated in the marketing research and state survey.
The plans for this year are still a sore point in the repair of elevators and elevator equipment. The work will be kept short of funds, the opinions on this issue of individual residents and co-owners who filed a lawsuit against AJOAH will be covered on our website later.
There is some optimism regarding the work this year to replace the doors with a flight of stairs at the expense of the city budget. These works are not yet completed; we will highlight the results separately.
