Dear residents!
What was managed to be organized and done within the budget for December 2022:
1. Works in public premises and on the premises:
a) According to the decision of the Management Board of the condominium, within the framework of creating conditions for survival during a possible complete blackout, restoration work was carried out in the building of the old heating station, which was handed over by housing office "UkrZhytloService" to our condominium in 2017.
We would like to remind everyone that this building was not used for more than 10 years, it was handed over in a neglected state together with homeless women who created a complete mess there. The building survived several fires and flooding by the city's utility services.
The condominium did not have enough funding or opportunities to put everything in order in time, at that time they limited themselves to cleaning the main junk (previously these works were highlighted on the website) and homeless people, installed bars and closed access to the premises of the building. Actually canned for future use.
And that time has come. From the premises, we plan to make our survival point local, where we can install heating devices that are not allowed to be installed within the available free spaces in our house.

In December 2022, in our old heating station:
- the clearing company cleaned the premises from junk, fire and cobwebs (photo below);
- according to the existing project decision, electricity was restored and connected to our house (photo below);
- a new metal door with a frame was installed (photo below);
- work has been started to prevent unauthorized persons from entering the building;
- measures are being taken to strengthen and insulate this building.
The works are ongoing, follow their status in the next monthly reports of the board of the condominium "Florencii 5".
b) Scheduled replacement of faucets in the technical premises of the building and work in the ITP:

2. Emergency and unplanned works:
a) On December 9, 2022, the main repair of the cold water supply meter unit took place.
b) A planned monthly inspection of the house's communications revealed problems in the power supply network in the switchboard of our house.

After dismantling the circuit breaker, it can be seen that even the color of the tires and blades of the problem phase is significantly different from the neighboring ones.

The work lasted more than 6 hours, the electricians had time to complete the work during the shutdown of the DTEK building, that is, for the residents of the building, the work on the restoration of the switchboard went unnoticed.
The main reasons for the failure of the emergency power switch of the house and the adjacent buses and feeders are overloading of the electrical network of the house and old equipment that is "tired".
After the start of the updated switchboard, the heat release was measured with a pyrometer at the junctions of the switching structures - the temperature was room temperature in all three phases, +13 °C in the switchboard, and +13 °C in all connections. Works done perfectly!
We will gradually restore order to other components of our switchboard.
