The consequences of the Russian-Ukrainian war also affected the performance of our IHS.
Thanks to almost 100 percent redundancy of electrical equipment, the residents of the building did not experience any equipment failures during the heating season of 2022-2023.
The reasons for the partial failure of the electrical equipment of the ITP are repeated sudden power outages with voltage fluctuations in the winter due to the shelling of the Kyiv city's electrical infrastructure and Ukraine's power facilities by racists.
According to the ITP audit, 4 control units were damaged. In the spring of 2023, the Management Board worked to find contractors and conditions for the restoration of control units.
The lowest price offer for the restoration of the units was UAH 64,500. And even this rather expensive offer was based on Soviet-era technology and low-end electrical components.
The Management Board studied alternative options for restoring the inoperable units using the latest modern technologies and using its own capabilities (including specialists from our building). Such a solution was found and approved by the Board.
In the summer of 2023, a corresponding design decision and calculation for its implementation were made. The total cost of the work (almost all the work was done by enthusiasts for free - the residents of our building, more about them later) and materials is about 40,000 UAH - restoration of 4 control units (construction of a single control unit) and about 60,000 UAH - dismantling, purchasing and installing IHS power grids. It is advisable to do these two types of work at the same time so as not to redo (overpay) the switching with a single unit later.
The works are planned to be completed by the beginning of the heating season 2023-2024.
The advantages of the proposed solution are modern technologies:
- a single control unit based on a single-board raspberry microcomputer, the bulk of which is made in the UK;
- in-house developed software - testing was carried out for 2 months, work without failures and comments. Main advantages:
- connection of up to 8 control relays (expandable);
- centralized management of the ITP via the Internet, connecting via optical cable PON technology (does not require separate power supply, a very important function, since the presence of the Internet does not depend on stationary electricity in the building). In the future, the software will be further developed free of charge to inform authorized persons about the problems of the IHS and control devices in it in a timely manner. This is the functionality of the IHS - it is the IHS in a smartphone;
- the ability to further use its own power supply (using a generator) for heating circulation pumps and other IHS devices with minimized starting currents, which will minimize the cost of such a generator, as well as its fuel consumption;
- protection of a single IPS control unit from voltage surges and sags;
- replacement of the ITP power grid in the part that needs it.
Works in the ITP will start on 14.08.2023. There may be short-term temporary outages of cold and conditionally hot water. We ask for your understanding.
Regarding payment for equipment and materials
The HOA estimate does not include the costs of restoring the I&C system, and there are not enough funds available, so the board of Florence 5 HOA initiates a one-time targeted non-cash fundraising in proportion to the total area of the apartment - at the rate of UAH 10 per square meter.
The amount to be raised in this way will be approximately UAH 122,741.50, which will allow for the restoration of inoperable units (a single control unit) and bringing the I&C network to the requirements of the operation of the power grid, while the remaining funds will go to the general fund of the Florence 5 condominium.
Reporting to the co-owners on the progress of the collection and use of earmarked funds will be provided by the Management Board of the condominium.
The said targeted payment will be issued as a separate payment for each apartment, please pay on time and in full for our heat safety during the heating season!
