August 11-12, 2018 chemical cleaning of our heat exchangers!

During this period, a lot of work was done for the needs of all of us, in the previous article we covered the work on the waterproofing of the visors, and finally we got our hands for coverage of a significant event in our social life - the chemical cleaning of the heat exchangers was done, there are first results, we read further ...

Let's start with a simple, based on the results of a survey of residents of the house at the end of last year on the most important problems that must be addressed by the AJOAH, first of all the vast majority of us determined – to ensure normal heating in the winter! In this direction, the tasks of the heat point (HP) of our house have always been a priority, all the work that was carried out in this direction was covered on our website.

The board studied the basics of heating, consulted with specialists of profile companies, studied solutions that potentially suited us for technical and financial reasons.

Now let's pass as experts say – to the physics of heating processes, at a simple level to understand the basics of using our house heat.

To begin with, we give the initial data:

  1. The heat carrier is provided by the city.
  2. The temperature of the coolant in the summer and now ranges from 55-61 °C.
  3. Hot water, as well as heating on batteries in the apartments, our house (we are with you) prepares independently in our HP! Maybe for someone this is news. )
  4. Heat carrier to us enters our HP and in full must return to the city, the coolant can not be run directly into the heating batteries and can not be admitted into the hot water supplied to the apartments.
  5. For the preparation of hot water or heating, the coolant gives off the heat to cold water (warms it), which we use in the apartments, using heat exchangers. For the heating system uses its own heat exchanger, for its own hot water.
  6. Theoretically (in the absence of heat losses in the pipelines at home and 100% efficiency of heat exchangers), the maximum temperature of hot water and heating can not be higher than the temperature of the coolant, see item 2.

Proceeding from the above points, it is possible to raise the temperature of heating and hot water batteries in apartment cranes without modernizing the engineering scheme for providing heat to the house provided that the efficiency of the heat exchangers is increased or replaced. Acquisition of new and more powerful AJOAH Board did not consider, since the cost of such heat exchangers and installation and commissioning works is too big for us in the coming years, but we still need to postpone money for this.

Now regarding the cleaning options, they were considered two – physical (they mean disassembling the heat exchangers and mechanically cleaning the heat exchanger plates from dirt, salt and scale) and chemical (the technological valves cut into the pipes leading to the heat exchanger with which the heat exchanger itself is isolated and a special chemical solution dissolves salt and scum in it, while the heat exchanger itself is not disassembled). We chose chemical cleaning for reasons of minimizing the impact of possible mechanical damage, although such cleaning may not be as effective as physical cleaning.

Therefore, the Board decided to carry out preparatory work for dry cleaning of heat exchangers and directly carry out chemical cleaning, which was done on August 11-12, 2018.

Concerning the first results of the performed works:
The temperature of hot water before and after cleaning increased by 3-5 °C! This means that if you use hot water, you can dilute it more with cold, considerably cheaper water and this will certainly find a positive reflection in your payments.
Heating check now there is no possibility, therefore in the heating season we will look at the changes, we hope that they will be noticeable for the better! In addition, further work is planned to increase the heating by installing additional means of circulation of the heating system and automation to save equipment in emergency situations in the heating mains of the house, we will inform you additionally.
The executor of the works was determined based on the results of marketing research taking into account work experience and price, reporting separately.

Especially pay attention to!
All the work on the modernization of the HP will be useless if there are unheated apartments in our house, because of such "blowing" will not keep the heat in the house, so we ask such residents to take all measures to effect the warming of their homes, start with windows and doors, ask for advice, help. Remember, in the winter of 2017-2018 in many apartments there was a comfortable temperature of 20 °C and above thanks to the pre-arranged work on the insulation of their apartments.
